How much control do I keep as the property owner?
With Co-Hosting, you stay more involved — you keep direct payouts from Airbnb/VRBO, maintain account ownership, and we act as your professional support system.

With Full-Service, we handle everything from accounting to concierge services, so your role is purely as the investor/owner.
What does the onboarding process look like?
For both tiers, we handle listing optimization, photography, and setup. If you already have professional photography that meets our standards, we can use that; otherwise, we’ll provide it.

With Full-Service, we also set up advanced systems like trust accounting, concierge programs, and the owner portal, whereas Co-Hosting focuses on optimizing your existing accounts.
How do you screen and manage guests?
With Co-Hosting, we manage all guest messaging, screening, and compliance — you don’t have to lift a finger.

With Full-Service, we take it a step further by using advanced guest verification tools, an enhanced guest portal, and concierge upsells to improve quality and revenue.
How are payments and fees handled?
With Co-Hosting, you continue receiving payouts directly from the booking platforms as usual. At the end of the month, you get a revenue report and a separate invoice from us for our services.

With Full-Service, we manage all trust accounting, tax withholdings, and bank reconciliations. We deduct our fee automatically, and you receive a clean owner payout each month.
How long does it take to get started?
Timelines can vary depending on whether you choose Co-Hosting or Full-Service. However, most owners are fully onboarded and earning within 1–2 weeks. This includes photography, listing optimization, pricing calibration, and account setup.
Can I switch between Co-Hosting and Full-Service later?
Yes. Many owners start with Co-Hosting to stay involved, and later upgrade to Full-Service when they want a fully hands-off experience. We make the transition seamless with no disruption to your bookings.
Will ARK Rentals help me with permits and licensing?
It depends on whether you choose Co-Hosting or Full-Service.

With Co-Hosting, you remain responsible for your permits and licenses. We can guide you through the process, but the applications remain in your name.

With Full-Service, we handle the City of Scottsdale licensing, register your property with the county, and assist you in securing your TPT license through the Arizona Department of Revenue. While you must apply for the TPT license yourself (since taxes are filed in your own name), we’ll guide you through every step.
What happens if I want to stop using ARK Rentals?
Our agreements are flexible. If you decide to move on, we make offboarding seamless — you keep ownership of your listings and accounts, and we’ll provide all records and reporting up to your last day of service.
